Cubica Capital has secured a £6.8m loan from Secure Trust Bank Real Estate Finance to refinance Roxby House, a recently converted office block in Sidcup.
The five-year residential property investment facility funds the completed redevelopment of the five-storey building, originally designed by prominent post-war architect Owen Luder.
Following an extensive refurbishment completed in June 2026, Roxby House now comprises 34 contemporary one- and two-bedroom units, which are being rented out to young professionals. Located near Sidcup station, the property offers strong transport links into central London, with London Bridge accessible in under 40 minutes.
Structured at 70% loan-to-value, the transaction builds on a five-year relationship between Cubica Capital and STB. The facility is one of nine live deals between the two parties, with a combined value approaching £100m.
Alasdair Bowers, relationship manager at STB, headed up the deal, working closely with Ariel Mozes, director at Cubica Capital, to achieve drawdown in just over three months.
