Allsop unveils its largest commercial auction catalogue since 2022

Forty-three lots in the September catalogue are guided at £1m or higher.

Allsop has launched its September commercial auction catalogue, which at 185 lots is the largest since 2022. Guide prices range from £5,000 through to £3m - £3.25m, with a combined guide price of £125m.

The event is expected to be the UK’s biggest dedicated commercial auction in three years. The last occasion on a comparable scale was September 2022, when 158 lots were sold, raising £134m. This year’s catalogue includes 43 lots with guide prices of £1m or more.

Notable properties

The most valuable lot is a freehold multi-let office investment in Bromley with residential planning permission, guided at £3m - £3.25m. Another major lot is in Sheffield, where the Grade II listed former headquarters of the Sheffield Telegraph and Star is being offered with a guide price of £2.25m+. The property comprises a supermarket, three shops, offices, and eight flats let on long leases.

Elsewhere, a portfolio at East Midlands Airport includes six ground rents and an office investment, with tenants such as Tui and Ryanair as well as the airport’s fire station. The lots are guided between £5,000 and £1m+ and are being offered on behalf of a UK fund manager.

London and the South East represent 77 of the 185 lots. These include a freehold industrial estate in Wimbledon with four units on a 0.56-acre site, guided at £2.4m - £2.5m, and a shop with a four-bedroom maisonette on Kensington Park Road in Notting Hill, guided at £1.9m - £2m.

Auction performance and outlook

Despite wider market challenges, Allsop reports strong activity. Since the beginning of the year, the firm has sold 307 commercial lots worth £201m, achieving an average success rate of 86%.

Catalogue highlights include Lot 86, Bromley – freehold multi-let office investment of 17,221 sq ft with planning permission for a mixed-use scheme, guided at £3m - £3.525m, Lot 38, Sheffield – freehold Grade II listed city centre building with a supermarket, three shops, offices, and eight flats let on long leases, guided at £2.25m+, and East Midlands Airport portfolio – six ground rents and an office investment with guide prices from £5,000 to £1m.
