South West named top spot for over-50s movers

The South West has been identified as the most popular region for over-50s looking to downsize, according to new data from over-50s property firm Regency Living. The analysis, based on recent Office for National Statistics (ONS) figures, reveals that 43.0% of the region’s population is aged 50 or over, the highest share of any region in England and Wales.

Among specific local areas, North Norfolk ranks highest, with 57.4% of its population in the over-50 category, the largest proportion anywhere in the country.

The research highlights areas where older populations are most concentrated, often aligning with regions that offer not only scenic value but also a sense of community, accessible services, and lifestyle suitability for those seeking a change in pace.

Following North Norfolk, other leading areas include East Lindsey and Rother, both with 54.9% of their population aged 50 or over, and Derbyshire Dales at 54.6%. Additional locations where over-50s form more than half the local population are:

West Devon (54.5%)

Torridge (53.9%)

Dorset (52.6%)

New Forest (52.3%)

Isle of Wight (52.3%)

While coastal and countryside features are part of the appeal, these destinations are also recognised for fostering social interaction and inclusion. For many, the decision to downsize is not only about reduced property size but about gaining lifestyle advantages.

Nationally, over-50s now make up 38.2% of the population in England and Wales. However, the data shows a clear trend toward certain regions and local authorities becoming popular destinations for those seeking a better quality of life, stronger community ties, and homes that reflect their current priorities.

The findings suggest that, for many older movers, the ideal location balances affordability, community engagement, and accessible amenities with natural surroundings.
