Specialist debt and equity advisory firm Arc & Co. has successfully secured a £16.4m development loan for a 70-bed care home in Hampshire.

The facility was structured with a loan-to-value (LTV) of 67.5% and a margin of 4.25%.

Development finance rose 273%, with a shift towards operational living sectors.

The deal was agreed at a 70% loan-to-value ratio over a five-year term.

The scheme includes the full refurbishment of 18 existing apartments.

The 9-month bridge loan is Stamford Finance’s largest to date.

The two HMO properties, refinanced under residential terms, contain a total of 37 units.

Potential delays were avoided by bringing in the borrower’s original solicitor, speeding up the completion.

The loan was secured at 78% LTV on a 24-month term.

The firm recently navigated a deals around a holiday park, BTL options, and a self-build refinance.
