Which upgrade can boost the value of your property by up to 10%?

Upgrading the kitchen and bathroom, which are often the most desirable rooms for potential buyers, can boost the value of your home by 10%, according to research from Tap Warehouse.

"If you make the investments yourself before you place your home on the market, you’re more likely to increase your profit."

For the average UK home, this is an increase of £23,529, from £235,298 to £258,827.

Tap Warehouse also consulted with property experts to uncover the kitchen features on homebuyers' wish lists. The most desirable feature was modern and spacious storage units, costing an average of £4,000 to buy and fit. This was followed by an island/breakfast bar, costing an average of £600, and glass doors leading to outside, costing £3,000 on average.

The most desirable bathroom feature was voted as good quality tiles and grouting. Second on the list was a stand-alone bathtub, followed by an electric or power shower, both costing around £500.

For those who are wanting to upgrade their kitchen and/or bathroom but don’t have a big budget, Tap Warehouse have collated some more cost-effective tips:

1. Re-grout or clean the grout on your tiles, as this will make the bathroom or kitchen seem newer than it really is.
2. Appeal to a wider audience by ensuring the colour schemes of your bathroom and kitchen are neutral. This could even be done by repainting or updating the accessories.
3. Upgrade the taps in your kitchen as this is a cost-effective way of making it look more chic.
4. If you can’t afford a kitchen island or breakfast bar, consider purchasing a standalone unit instead.

Tom Drake, DIY specialist at Tap Warehouse, commented: "Bathrooms and kitchens are two of the most expensive rooms to renovate, so poor quality in either of these is likely to give buyers the perception they'll need to invest a lot of money on renovations.

"However, if you make the investments yourself before you place your home on the market, you’re more likely to increase your profit. After consulting with property professionals, we uncovered that investing into the kitchen and bathroom can increase the average house value by 10% (£23,529).

"In our experience it's often the smallest details that can dramatically improve the perception of a home. Simply installing a new tap or a modern shower can completely transform an entire room."
