New research by estate agency Benham and Reeves shows that London homes with patios are attracting strong buyer interest, with 41% of listed properties featuring patios already marked as sold subject to contract. Yet while demand is high, prospective buyers may struggle to secure such homes, as only 8% of all current listings in the capital include this feature.
The analysis, based on live data from property portal Zoopla, explores both buyer demand and the availability of patio-equipped homes across London boroughs.
Across the capital, 40.8% of homes currently for sale with patios have been snapped up, reflecting strong seasonal interest in outdoor space.
Waltham Forest has emerged as the borough with the highest demand, with 64.8% of all patio properties under offer. Other boroughs showing similar trends include Bexley (58.5%), Sutton (56.9%), Redbridge (55.5%), and Havering (54.1%), where over half of patio homes listed have already found buyers.
When it comes to stock, Havering offers the highest share of homes with patios, with 19.1% of listed properties featuring this element. Bromley follows with 18.5%, and Hillingdon with 15.8%. Bexley (13.1%) and Harrow (13.9%) also provide relatively strong patio availability compared to other parts of London.
At the other end of the scale, some central and east London areas present limited options. In the City of London, just 1.4% of homes for sale include a patio. Tower Hamlets (1.6%) and Newham (2.8%) also rank among boroughs with the lowest availability of patio-equipped properties.
