A new report names Cambridge the UK's top rental wellness hotspot, with landlords benefiting from stronger tenant retention and lower void periods.

Cambridge has been named the UK's leading rental wellness hotspot in a new report identifying the locations where tenants are most likely to settle long-term and landlords can expect stronger returns.

The research comes from Belfast-based estate agency John Minnis, which has built its reputation on residential sales and lettings across Northern Ireland. It shows that as the private rented sector evolves, tenants are looking for more than affordability alone. Energy efficiency, access to green space, transport links, local amenities and a sense of community are becoming key factors in where people choose to rent.

For landlords, that shift creates opportunity. Homes offering a better overall living experience tend to attract longer-term tenants, which helps reduce void periods, lowers re-letting costs and creates more predictable rental income.

  • Cambridge: world-leading employment, extensive green space, excellent cycling infrastructure and a stable professional rental market
  • Edinburgh: outstanding quality of life, a strong employment market and consistently high rental demand
  • Belfast: affordable city living, a growing economy and one of the UK's strongest rental markets
  • Galway: coastal lifestyle, a vibrant cultural scene and strong long-term rental demand
  • Bristol: a thriving economy, excellent transport and a focus on wellbeing and sustainability
  • Derry/Londonderry: affordable housing, growing tenant demand and strong community appeal
  • York: a historic city offering excellent connectivity, lifestyle and long-term tenant demand
  • Lisburn: family-friendly neighbourhoods, good schools and strong commuter links
  • Cork: a growing international employment base and a resilient rental market
  • Bangor: coastal living, an outdoor lifestyle and excellent access to Belfast

Cambridge secured the top ranking through a combination of economic opportunity, environmental quality and tenant appeal. The city benefits from one of the UK's strongest employment markets, extensive parks and green space, strong cycling and public transport infrastructure, well-regarded education facilities and a rental market made up of professionals, academics and technology workers. 

These factors contribute to longer average tenancies and sustained demand for quality rental homes, positioning Cambridge as an attractive option for tenants seeking stability and landlords seeking resilient long-term investment.

While Cambridge tops the national ranking, Northern Ireland stands out elsewhere in the list. Belfast, Derry/Londonderry, Lisburn and Bangor all feature among the UK's top 10 rental wellness hotspots, a result the report attributes to the region's mix of affordability, strong rental demand, attractive lifestyle locations and growing local economies. Compared with much of Great Britain, Northern Ireland continues to offer accessible entry prices for investors while sustaining high tenant demand.

The report points to a growing trend it describes as rental wellness: homes and neighbourhoods that support longer-term living through quality housing, energy efficiency, access to amenities, community connections and overall wellbeing. For tenants, this means finding homes that offer greater stability and quality of life. 

For landlords, it means creating properties that attract long-term occupiers, reducing turnover, minimising void periods and improving investment performance over time.

"Renters' priorities are evolving. While location and affordability remain important, we're increasingly seeing people place greater value on quality of life, community and finding somewhere they can genuinely call home for the long term," he said. 

"Our research shows that the strongest-performing rental markets are those where these factors come together. For landlords, investing in homes that support tenant wellbeing can lead to longer tenancies, lower turnover and more resilient returns. It's no longer just about achieving the highest rent, it's about creating places where people want to stay."
