Specialist lender Cambridge & Counties Bank has launched a dedicated development finance product for experienced property developers and SMEs, funding the purchase and development of residential assets in the UK.

The bank is offering loans from £500,000 to a maximum of £7.5 million, for terms of up to 24 months. Borrowers can access up to 80% loan-to-cost, with build costs fully funded, and up to 65% of gross development value (GDV).

Developers often move between loan types across the life of a residential project, such as bridging, development and long-term loans. The new product lets clients move from a development finance facility to a term loan with no exit fees if they stay with the bank.

Each client also gets access to a senior property manager who works in development finance and acts as a single point of contact across projects and loan types.

The bank says it continues to see demand from experienced property investors and SME clients for specialist real estate funding. Its FY2025 results, published in April, reported that its real estate finance (REF) loan book rose by more than 15% year on year to a record £1.21 billion, alongside a 31% increase in the number of active finance brokers doing business with it across the UK.

“Brokers and borrowers have told us they are seeking reliability and integrity – our strategy is to build on the bank’s reputation for long-term relationships and a sophisticated approach to often complex lending needs to deliver an enhanced development financing proposition,” said Jayne Follows, head of real estate finance at Cambridge & Counties Bank.

“Our target borrowers will be experienced developers with a proven track record within the residential sector looking for a hands-on, flexible, one-stop-shop partner who can support them across the lifecycle of a project with competitive financing.”
