Wandsworth Council has secured a deal with Battersea Power Station to build over 200 council-owned homes at social rent levels for local families, with Winckworth Sherwood advising on the agreement.
The homes represent a new phase in the 42-acre Battersea Power Station development, which already combines residential, commercial and cultural uses. The social rent properties will occupy an undeveloped plot east of the Grade II listed former power station, forming part of phase five of the masterplan.
Heads of terms were agreed in November 2025, with contracts exchanged in late December 2025. The development forms part of the council's Homes for Wandsworth programme and will be supported by grant funding from the Greater London Authority (GLA).
Winckworth Sherwood's social housing and housing finance teams advised the council on the lease and development agreements covering the site acquisition and construction. The firm's team included partner and head of social housing Charlie Proddow, housing finance partner Sarah Whitty, legal director Arezou Yavarianfar on construction matters, and senior associate Edward Swain on real estate aspects.
"This is a significant agreement for both Wandsworth Council and Battersea Power Station that will see more than 200 stunning new homes designed by the architects Dowen Farmer Architects (DFA) available at social rents for local families that need them the most," Proddow said.
