Almost £1.4bn worth of property investment portfolios are listed for sale across England, according to new research from Rushbrook.

Rushbrook analysed portfolio listings across England, counting the portfolios available, their estimated average asking prices and the combined value of listings in each region.

The research identified an estimated 1,322 property investment portfolios on the market, with a combined asking value of £1.398bn and an average asking price of £859,970. The South East accounts for the largest share, at 16.8% of the national total. The North West follows at 14.8% of listings, while London ranks third with 14.4%.

While the South East has the most portfolios, London leads on value. The capital accounts for an estimated £450.9m of listings, equivalent to 32.3% of the £1.398bn national total. London also has the highest average asking price, at £2.36m per portfolio.

Prices vary widely elsewhere. The North East has the lowest estimated average portfolio asking price at £477,987, followed by the North West at £588,649 and Yorkshire and the Humber at £599,219. Portfolios in the East Midlands, at an estimated £714,872, also sit below the national average, while the West Midlands averages £833,871.

“Buying an established property portfolio can be an attractive route for investors looking to expand their holdings without having to source and purchase each property individually,” said Roma Sharma, managing director of Rushbrook. “It can also provide the opportunity to acquire an existing collection of rental properties and tenancies in a single transaction.”

“However, while acquiring multiple properties at once may streamline the purchase process, it also means taking on the responsibilities associated with managing those properties from day one.”

“Investors need to understand exactly what they are buying, from the condition of individual properties and existing tenancy arrangements to maintenance requirements and regulatory compliance,” she added.

“This is where professional property management can play an important role,” she noted. “Expanding a portfolio is one thing, but ensuring every property is managed effectively, tenants are looked after, and the investment continues to perform over the longer term requires an equally considered approach.”
