Ultimate Finance has launched a semi-commercial bridging loan of up to £4m to its full UK broker network, filling a gap between standard residential and commercial criteria.

Ultimate Finance has launched a semi-commercial bridging loan to its full UK broker network, following a successful trial with a select group of broker partners.

The product provides short-term funding of up to £4m for properties combining residential and commercial elements. It covers a range of scenarios including purchases, refinancing, refurbishment and development exit strategies, where borrowers need a time-sensitive funding solution.

Semi-commercial transactions have traditionally sat in difficult territory for brokers, often falling between standard residential and commercial lending criteria and leaving clients with limited options. The new product is designed to address that gap directly, allowing Ultimate Finance to consider opportunities it was previously unable to support.

"The trial confirmed there is consistent demand for a clear, practical semi-commercial bridging proposition," said Liam Cavanagh, head of bridging finance at Ultimate Finance (pictured).

"Expanding the product across our broker network is an important step and reflects the feedback we've had on where support is needed. We look forward to working with brokers to help their clients progress mixed-use transactions with greater certainty."

The launch comes off the back of a strong start to the year, with £49m in new business origination recorded to date. Ultimate Finance said the product aligns with its broader ambition to develop its range, invest in service and delivery, and back UK businesses and property developers with funding solutions that fit their needs.
