Ultimate Finance has introduced a new commercial property loan as part of its Structured Finance offering, aiming to meet increasing demand for multi-asset funding solutions.

The facility provides up to £3m on a first charge against commercial property, with a flexible repayment structure. This includes the option of a five-year term based on a 15-year amortisation profile, as well as interest-only payments for the first 12 months.

The new product is offered exclusively through the lender’s Structured Finance division, which already includes invoice finance facilities of up to £10m, asset finance up to £2m, and cashflow loans of up to £500,000. The lender said this combination enables the delivery of bespoke and scalable funding packages designed for businesses with more complex requirements.

“We seek to combine market-leading product features and competitive pricing with market-leading client service, highlighted by our extremely strong NPS score of 79 and Trustpilot rating of 4.9/5, and the average longevity of our Working Capital clients reaching 8 years,” said Josh Levy, CEO of Ultimate Finance. “Through our strong relationships with the broker and advisory market, we are pleased to have enhanced our Structured Finance offering to enable us to better structure truly tailored ABL funding with a single point of relationship management to support key business events and growth requirements. The flexible nature of the repayment profile of our property loan is something we are confident will prove to be a valuable tool for clients.”

The lender reported that the commercial property loan has already helped several businesses extend their funding facilities. This latest move supports Ultimate Finance’s broader working capital strategy, which spans from £100,000 to £10m across its product range.

“We are committed to having a wide-ranging Working Capital offering from £100k through to £10m facilities,” Levy noted. “And this new commercial property element has already allowed several businesses to increase their funding facility with us to realise their ambitions. Our regional directors and relationship managers around the UK can now work with our partners and clients to support a variety of strategic and transactional requirements.”

Ultimate Finance said the update strengthens its ability to support introducers and advisers looking to deliver tailored asset-based lending (ABL) solutions to their clients.
