New analysis from eXp UK examined property values across 12 postcode districts hosting key Army, Navy, and RAF locations, comparing average sold prices in these areas with those across their wider local authorities.
The research found that HMNB Clyde in Argyll and Bute is the nation’s most desirable military town. Homes in the G84 postcode average £308,476, representing a 51% premium over the local authority average of £183,122.
Close behind is RAF Northolt, where properties in the HA6 postcode command an average price of £783,822, a 46% premium compared with £489,761 across Hillingdon. Similarly, RNAS Culdrose in Cornwall (TR12 postcode) sees homes valued at £461,232, also 46% above the local average of £288,513.
Other military towns commanding higher prices include RAF Halton in Buckinghamshire (22% premium), Warminster in Wiltshire (12% premium), and Aldershot in Hampshire (10% premium).
Not every military town outperforms its wider local market. Homes near RAF Brize Norton, York Garrison, Colchester Garrison, and HMNB Devonport sell for less than their local averages, with Plymouth’s PL2 postcode sitting 14% below the citywide figure.
“Military towns are an integral part of the fabric of communities across the UK,” said Adam Day, head of eXp UK and Europe. “They tend to benefit from stable local economies, strong infrastructure and a distinctive sense of community, all of which help make them particularly desirable to homebuyers.
“For sellers, proximity to a well-established military presence can be a valuable asset that helps support property values, even when wider market conditions are more challenging.”
