Street has embedded the government's official Form 4A directly into its rent review workflow, allowing letting agents to generate, sign and serve the mandatory rent increase notice without leaving the platform.
The Renters' Rights Act requires landlords and letting agents proposing a rent increase on a periodic tenancy to use the official Form 4A. For many agents, that has introduced a manual process: downloading the form, re-entering tenancy information, arranging signatures and serving the notice outside their CRM.
Street's update removes those steps by integrating Form 4A into the rent review process. Tenancy, property, landlord and rent details are automatically populated from information already held within the CRM. Agents can then review the document, amend fields where required, apply an electronic signature and serve the notice to tenants by email, all within a single workflow. Where agents prefer to serve the notice by another method, the form can be generated without an e-signature.
Every completed notice is automatically linked to the tenancy record, creating a clear audit trail and removing the need to manage documents separately or maintain external filing systems.
The functionality forms part of Street.co.uk's integrated lettings platform and is available within the existing rent review workflow at no additional cost to current customers.
