New research from Yopa reveals that while Silverstone is considered the spiritual home of British motorsport and hosts this weekend’s Formula 1 Grand Prix, it is not the top location when it comes to property price premiums near race tracks. Other circuits across the UK command significantly higher premiums on local homes.
Yopa analysed house prices in postcode districts surrounding 18 of Britain’s most prominent racing circuits and compared these with average prices across their wider local authorities. The goal was to identify which race tracks are linked with the most desirable property markets.
The study found that average house prices in racing circuit postcodes stand at £343,311, which is 24.1%, or £66,655, higher than the average price of £276,656 across the broader local areas.
Silverstone Circuit, located in the NN12 postcode of West Northamptonshire, ranks sixth overall. Here, average house prices are £410,623, which is 37.9%, or £112,829, above the local average of £297,794.
At the top of the list is Oulton Park in Cheshire West and Chester. Homes in the CW6 postcode are valued at an average of £506,109, reflecting a 91% premium or £241,181 above the wider local authority average.
Lydden Hill Race Circuit in Dover follows closely, with properties in the CT4 postcode priced 75.3% higher than the surrounding area. Bedford Autodrome takes third place, offering a 60.1% premium in the MK44 postcode.
Other circuits surpassing Silverstone include Anglesey Circuit (47.0% premium), Snetterton Motor Racing Circuit (45.5%), and Goodwood (27.4%).
At the lower end of the scale, some circuits are located in postcodes where house prices are below local averages. For example, homes near Croft Circuit in North Yorkshire are 3.7% cheaper than the surrounding area, while the L9 postcode around Aintree Motor Racing Circuit in Sefton offers the most affordable trackside homes, with prices 27% below the local average.
Steve Anderson, national franchise director at Yopa, commented, “Silverstone may be world-renowned for its motorsport legacy, but it doesn’t lead the pack when it comes to house price premiums.”
He added, “Our research shows that other, lesser-known circuits command even greater desirability in property terms. Whether it’s the rural charm of Oulton Park or the exclusivity of Bedford Autodrome, trackside living often comes at a notable premium, especially in areas that blend motorsport with picturesque surroundings.”
