ONS data shows UK house prices grew 1.2% in the year to February 2026, reaching £268,000, as regional performance diverged sharply between Yorkshire and London.

Northern Ireland leads all UK regions with 7.1% annual house price growth, reaching an average of £193,000 in Q3 2025.

While the UK housing market continues to register price increases on an annual basis, momentum is modest and monthly movement remains negative in many regions.

The North East saw the highest regional growth at 6.6%, while London recorded a 0.3% decline.

HMRC data showed 96,000 transactions in July 2025, 4.3% higher than July 2024.

The price of a typical UK property remained at £268,000 in February, unchanged from the previous month.

The price of a typical UK house was £269,000 in January 2025 - £13,000 higher than 12 months ago.

The price of a typical UK home was estimated to stand at £268,000 in December - £12,000 higher than in December 2023.
