Homebuyers searching for sea views along England’s coastline are likely to face a significant price premium, according to new analysis from Yopa. The research shows that properties with advertised sea views command an average uplift of 9.5%, equating to £24,537 more than typical homes in the same areas.
The analysis, based on current property listings across 20 English coastal counties, compared the average asking prices of homes featuring sea views to the wider average house prices in each county.
Cornwall recorded the highest premium, where sea view properties are listed at an average of £392,853—£108,498 more than the county’s overall average of £284,355. This represents a 38.2% increase for homes that overlook the coast.
The Isle of Wight followed with a 29.6% uplift, amounting to a £73,957 difference. Northumberland ranked third, where buyers pay 18% more—an additional £36,637—on average for a sea view.
In East Sussex, homes with coastal outlooks are listed for £57,246 more than standard properties, reflecting a 17.7% premium. Similarly, Durham and Tyne and Wear both showed uplifts of 17.6% and 14.4% respectively.
Popular seaside areas such as Devon, Dorset, and West Sussex also made the list, although the price gap in these locations was smaller. Premiums ranged from 5.5% to 12.2%, depending on the county.
Conversely, some regions showed minimal price variation. Somerset, North Yorkshire, and Essex all had sea view premiums below 1%. In Suffolk, buyers paid just £3,110 more, while in Norfolk the difference was £3,752.
“Coastal living has long been in demand,” said Verona Frankish, CEO of Yopa. “But this research shows just how much value homebuyers place on a sea view. In areas like Cornwall and the Isle of Wight, you’re paying a significant premium for that lifestyle benefit."
