Reapit has formed partnerships with two UK Making Tax Digital providers, Hammock and Nexus by Landlord Studio, giving letting agents a straightforward way to prepare landlords for incoming digital tax requirements.

The integrations span both the Reapit and PayProp platforms and are designed to eliminate the administrative workload that MTD compliance would otherwise place on agencies ahead of the first filing deadline on 7 August 2026.

For agencies whose landlords earn above £50,000 from property or self-employment, the compliance burden could prove significant. Managing MTD obligations manually would likely involve exporting income and expense data on a property-by-property basis, alongside fielding an influx of landlord queries in the run-up to the deadline. The new integrations aim to remove that pressure entirely.

How the integrations work for letting agents

Once an agent invites a landlord to use their preferred MTD provider, all taxable property income and expenses are pulled automatically from Reapit or PayProp into the relevant platform. There is no exporting, no manual onboarding, no troubleshooting, and no additional admin for the agency.

Agents using Reapit can activate either integration directly through the Reapit AppMarket by selecting their preferred provider. Those operating on PayProp can activate the Nexus integration from the settings menu.

"For agents, it's as simple as sending an invitation, and after that all taxable property income and expenses flow automatically from Reapit and PayProp into the MTD platforms," said Steve Richmond, Reapit's general manager for the UK, Ireland, Middle East and Africa (pictured).

"We've worked closely with both Hammock and Nexus to build these integrations in this way, as we know how busy letting agents are adapting to the Renters' Rights Act. Making the process as hands-off and painless as possible was a real priority, and both of our partners have truly delivered a seamless service for the industry."

Richmond added that agent choice was a deliberate part of Reapit's approach. "Reapit believes agents and their landlords deserve real choice. Not everyone in our space takes that view, but it matters. By partnering with leading MTD providers, we're giving agents flexibility in how they support their clients, while keeping the process simple, compliant, and firmly in their control."

What Nexus and Hammock offer landlords

Landlord Studio, established in 2014, built Nexus as a product designed exclusively for letting agents to offer to their landlord clients. The platform pulls client accounting data from Reapit or PayProp into a secure portal, where landlords can review income, manage and add allowable expenses, and submit directly to HMRC. Open banking options to import additional income and expenses from bank accounts are due to follow.

"Landlord Studio has been supporting landlords since 2014, powering property accounting for thousands of landlords. With Nexus, we've built something exclusively for agents, giving them a way to support their landlords without stepping into tax," said Logan Ransley, managing director and co-founder of Landlord Studio.

Hammock holds the distinction of being the first landlord software recognised by HMRC for MTD for Income Tax. It is recommended by Intuit QuickBooks and Sage, recognised as an industry supplier by Propertymark, and authorised by the Financial Conduct Authority.

The platform integrates with more than 50 UK bank and credit card feeds and supports a range of ownership structures, including joint ownership and limited companies, as well as tenancy types covering HMOs and furnished holiday lets.

"Hammock has been recognised by HMRC as compatible for MTD since 2024. We are helping thousands of landlords and accountants transition smoothly to the MTD tax regime and manage their MTD obligations," said Manoj Varsani MBE, founder and chief executive of Hammock.

"Hammock is suitable for all ownership structures – including joint ownership and limited companies, as well as tenancies – including HMOs and furnished holiday lets. We are already working with leading letting agents in the UK, and more agents are joining our network every week. We are very excited about this partnership with Reapit. This is a best-in-class use of technology to foster transparency and minimise manual workload for letting agents and their landlord clients."

Preparing for the MTD deadline

The 7 August 2026 filing deadline is fast approaching, and letting agents managing landlords above the £50,000 income threshold face a narrowing window to get compliant systems in place. Reapit's position is that its dual-provider approach gives agencies the flexibility to choose whichever platform best suits their landlord base, while keeping the technical complexity firmly off the agent's desk.

Richmond noted that Reapit's selection process for MTD partners was deliberate. "Reapit only partners with the best in the industry. We chose Hammock and Nexus because they deliver leading MTD solutions and handle every part of landlord onboarding and technical support."
