Where are the best locations in London for new-build swimming pool properties?

Having a swimming pool in your home is a statement. Back in the day, a pool in your home was often regarded as something exotic, the trappings of the rich and famous perhaps. Today, they are all over London. But where can you find them?

With summer in full swing, the current pandemic doesn’t have to dampen your appetite for a swimming pool property. There are currently more than 1,500 new-build homes listed for sale across the capital that include the bonus of a swimming pool.

Newly released research from London lettings and estate agent, Benham and Reeves, has revealed where across the capital offers the best chance of a new-build property purchase with a swimming pool.

According to the findings, Tower Hamlets ranks top for swimming pool availability, with the borough currently home to 317 new-build developments for sale with a pool.

Lambeth is home to the second-largest number of new-build homes with swimming pool availability at 213. Southwark (122), Westminster (119), Hackney (110), Hammersmith and Fulham (110) and Wandsworth (105) are also home to more than 100 available properties with access to a pool.

Benham and Reeves also looked at where homebuyers were snapping up new-build homes with a pool the quickest.

Based on the number of available properties already sold as a percentage of total available properties, Croydon is home to the highest demand for a pool-side property with demand at 18.2%.

Harrow (17.9%), Richmond (16.7%), Ealing (14.3%) and Lambeth (13.4%) also scored highly.

Marc von Grundherr, Director of Benham and Reeves, commented: “We’ve seen a notable increase in homebuyer demand for properties that offer a range of additional features such as pools, green space and on-site gyms.

"While traditionally popular features of a new build development, this demand has grown in prominence due to the recent lockdown and the restrictions this imposed on social and personal wellbeing.

"Although these restrictions are now being relaxed buyers are still wary of what the future might hold and so many are placing greater importance on these on-site amenities when house hunting.

"The good news is that a large number of London boroughs are home to a wealth of great new-build developments with on-site pools, so the capital’s homebuyers shouldn’t struggle to find the right property to make a splash.”
