Estate agent Yopa has found that house prices near the UK’s lakes, lochs, and reservoirs have increased at nearly three times the national average over the past year. One location in particular saw prices climb by 35.4%.
Yopa analysed data from 22 freshwater sites across England, Scotland, Wales, and Northern Ireland, comparing the annual average house price growth to the wider UK benchmark.
While the average UK house price rose by 3.9% in the last year, the 22 freshwater locations showed an average increase of 10.2%.
Some of the strongest gains include Scotland’s Carron Valley reservoir near Stirling, with a remarkable 35.4% rise in average house prices in 12 months.
Llyn Cwellyn lake in Gwynedd, Wales (pictured), recorded a 20.6% increase, and Scotland’s Loch Shin in the Highlands saw prices climb by 18.6%.
Loch Lomond, covering West Dunbartonshire, Argyll and Bute, and Stirling, experienced an 18.4% uplift in average prices over the year.
Other notable areas with significant growth include Coniston Water in England’s Lake District, where prices rose 15.8%, and Llyn Brenig reservoir in Wales, which increased 12.1%.
Verona Frankish, CEO of Yopa, explained, “As an island nation, we naturally gravitate towards coastal areas whether for living or leisure, but the UK also offers an abundance of beautiful freshwater locations.
“The appeal of living close to lakes, lochs, and reservoirs is equally strong and has driven a high demand for homes in these areas and, as a result, has pushed house price growth well beyond the wider UK average, reflecting the lifestyle benefits and natural beauty these locations provide.
“With house prices around these freshwater hotspots rising at nearly three times the national rate on average, it’s clear that buyers continue to value the tranquility that life by the water can bring.”
