Master Care, a new property maintenance platform described as 'Bupa for property maintenance', has launched within the M25, providing landlords and property managers with a service offering potential savings of hundreds of pounds per year.

These savings are particularly vital in a rental market that is increasingly challenging both with respect to profitability and legislative red tape, and expected to become even more so with the introduction of the Renters’ Rights Bill.

Master Care is a proptech platform giving landlords access to a trusted network of in-house, DBS-checked professional engineers. The service covers a wide range of trades including HIUs and gas, plumbing, electrics, windows, balcony door repairs, locksmith services, fire door maintenance, painting, handyman services, roofing, flooring, inspections, access control, and CCTV.

Master Care offers landlords and property managers a free upfront property survey to identify any existing issues.

Landlords and property managers who then opt for Master Care’s gold package benefit from cost savings, alongside access to a digital dashboard that allows them to manage maintenance tasks by trade, date, location, and more. They also receive 24/7 support and priority access to Master Care’s in-house engineering team.

Previous research shows landlords average eight maintenance call outs per rental property annually. With the average call out fee for a tradesperson sitting as high as £150, this amounts to £1,200 annually for eight call outs alone.

With Master Care’s gold package costing £600 per year (£50 per month), landlords benefit from reduced call out fees of £65. Combining the subscription cost with reduced call out fees results in an annual spend of approximately £1,120 based on an average of eight call outs annually, delivering an immediate saving of £80.

Gold package members also receive a 20% discount on all repair quotes. Given that the average landlord spends £1,088 a year on maintenance tasks, Master Care customers could save an additional £218 annually.

Overall, this equates to savings of around £300 per year, plus the added bonus of three free services each year valued at £360 - a total saving of over £500.

Director of Master Care, Sal Ali, said: “We believe every landlord deserves professional care for their properties and with government legislative changes squeezing profit margins in recent years, landlords need a service that combines outstanding value, transparency, and quality.

"That is exactly where Master Care stands apart and not only do we place an emphasis on providing outstanding value for money, but our engineers are employed in-house, allowing us to maintain the highest standards of service for our clients.”
