Manchester rental prices are back in focus as the 2026 Manchester Marathon returns on Sunday 19 April, with more than 40,000 runners set to take part across Greater Manchester.

Lettings agencies Thornley Groves and Julian Wadden have mapped rental and property values along the 26.2-mile route, highlighting how costs and tenant demand vary from suburban hubs to the city centre.

From Old Trafford to Altrincham and into central Manchester, the data shows a broad range of rental values, reflecting differences in tenant profiles, local amenities and investment potential.

Rental demand shapes Manchester rental prices along the route

At the early stages of the route, around mile two, Old Trafford and Stretford offer relatively accessible entry points for landlords. Rents for a two to three-bedroom property typically range from £1,000 to £1,400 pcm.

Property values remain moderate compared with other parts of the route. A two-bed terraced house averages between £230,000 and £280,000, while three-bed semi-detached homes sit between £325,000 and £425,000. Regeneration linked to Manchester’s wider growth continues to support both demand and pricing.

Further along, Sale sees rents increase to between £1,200 and £1,500 pcm for similar properties. Two-bed terraces range from £260,000 to £320,000, while three-bed semis often reach £400,000 to £500,000.

Agents point to sustained demand from families, driven by access to Trafford’s well-regarded primary schools and grammar school network. This demand base supports stable occupancy levels for landlords.

Altrincham, which runners reach around the halfway mark, commands some of the highest rents along the route. Two to three-bedroom properties typically let for £1,400 to £1,800 pcm, with particularly strong demand in the £1,200 to £1,600 bracket.

The area’s appeal is underpinned by transport links and school quality. A two-bed terraced house costs between £320,000 and £380,000, while three-bed semi-detached homes can reach £525,000 to £650,000, reflecting its premium suburban status.

As the race enters its final stages, Chorlton continues to attract young professionals due to its proximity to the city centre. Rental prices for a two-bed property range from £1,300 to £1,450 pcm.

Purchase prices reflect this demand. Two-bed terraces sit between £325,000 and £400,000, while three-bed semis typically range from £475,000 to £600,000, positioning the area as a mid-to-high value market for investors.

Hulme offers a different proposition. Located on the city fringe, it provides comparatively strong value relative to location, with two-bed apartments renting for £1,100 to £1,300 pcm. Larger three to four-bedroom houses, including student accommodation, achieve between £1,400 and £1,800 pcm.

The area attracts a mix of students, sharers and young professionals, creating consistent rental demand. Property prices are lower than in many neighbouring areas, with two-bed terraces ranging from £210,000 to £240,000 and three-bed semis between £260,000 and £300,000.

At the finish line on Oxford Road, Manchester city centre presents a dense and competitive rental market. One-bed apartments typically rent for £1,050 to £1,450 pcm, while two-bed units range from £1,100 to £1,500 pcm.

Premium developments in areas such as Deansgate, the Northern Quarter and Great Jackson Street command higher rents, with two-bed apartments reaching £1,600 to £1,900 pcm. Purchase prices for two-bed apartments range from £230,000 to £320,000, rising to £400,000 for new-build schemes.

One-bed apartments remain a popular option for landlords targeting higher yields, with purchase prices between £160,000 and £220,000. Strong tenant demand means competition is high, placing emphasis on pricing strategy and property presentation to minimise void periods.
