Leicestershire has emerged as the UK’s leading county for new-build developments in 2025, according to research from newhomesforsale.
The analysis, which reviewed the number of new build developments launched across UK counties over the past year, found that 20 new sites were established in Leicestershire since October 2024.
West Yorkshire and Wiltshire followed in second and third place, each launching 12 new developments, while Devon and North Yorkshire recorded 11 new projects each, rounding out the top five.
By contrast, Swansea, Northumberland, and Essex reported the lowest activity, with just four new sites combined during 2025.
Long-term plans for West Leicestershire
The county’s growth coincides with plans for 10,000 new homes through three connected villages to be named Norton Heath. Developer Nurton Developments has proposed using 1,730 acres of farmland near Norton Juxta Twycross for these sites, signalling a major investment in the area’s housing infrastructure.
“It is great to see Leicestershire leading the way for new build developments this year,” said Vernon Pethard, founder and director of newhomesforsale. “The county’s growth reflects both strong local demand and the appeal of its location, excellent transport links, and continued investment in new communities such as the proposed Norton Heath villages.
“Current and planned growth in Leicestershire and other key locations like Wiltshire also highlights that regional markets are playing a crucial role in the property market, where support for these regions and for demographics like first-time buyers will be key to driving sustainable growth across the country and in ensuring the government is able to meet its planned housing targets for 2030.”
