
Tenant complaints and maintenance challenges for property managers are on the rise, with leaks, alarms, and access problems remaining the most common issues, according to the latest insight from Adiuvo, which also highlighted that communal boiler breakdowns are driving much of the increase, with reports nearly doubling over the past year.
Common tenant problems
Internal data shows the regions with the highest number of tenant reports are London, the South East, and the North West, with London alone accounting for 34.6% of all national reports.
Across the UK, leaks remain the top tenant complaint, representing 17.6% of all annual issues. Alarm system problems are second at 10%, followed by access issues (7.2%), lift failures (6.3%), communal door faults (5.7%), electrical system problems (5.6%), and drains (4.6%).
Fastest-growing issues
While leaks, alarms, and access issues dominate, some problems are increasing more quickly. Communal boiler breakdowns rose by 95.9% over the past year, messaging-related issues grew 42.1%, and mains water supply problems increased by 22.4%.
