GB Bank has relaunched its commercial investment lending proposition, raising its maximum loan size from £20m to £25m and positioning itself as a relationship-led alternative for brokers working on complex commercial property transactions.
The specialist bank says it will support a broad range of commercial investment purchases and refinances, offering both bridging finance and longer-term commercial lending. Borrowers can also combine the two within a single funding structure, giving them speed and flexibility at the front end alongside access to term finance once a transaction matures.
The refreshed proposition targets professional property investors who need a lender able to move beyond rigid criteria. GB Bank will consider a range of asset classes and ownership structures, including retail units, office buildings and mixed-tenancy properties, up to 65% LTV. Eligible borrowers include individuals, limited companies, Special Purpose Vehicles and trusts.

Lending is available across mainland England, Scotland and Wales. Each application is assessed on its own merits, with intermediaries able to work directly with the bank's lending team from initial enquiry through to completion.
The combined bridging and term structure is designed to accommodate a range of use cases, including:

- Portfolio refinances
- Refurbishment funding
- Longer-term investment planning
