Dwelly has continued its nationwide expansion with the acquisition of Nottingham-based HC Lettings, adding 850 fully managed properties to its portfolio. The move follows a series of recent transactions that have reinforced Dwelly’s position as one of the UK’s most active consolidators in the lettings market.

HC Lettings was originally established as the dedicated lettings arm of HoldenCopley. While the lettings division is transferring to Dwelly, HoldenCopley will continue to operate its established sales business independently.

The agency has built a strong reputation in Nottingham and the wider East Midlands for its service standards and long-standing landlord and tenant relationships. As part of the acquisition, the existing management team will remain in place to ensure continuity while working with Dwelly to drive further growth.

Dwelly said the investment will bring enhanced technology to HC Lettings, including AI-led systems designed to streamline operations, accelerate expansion, and improve the rental experience for both agents and tenants.

The agreement reflects Dwelly’s strategy of retaining the culture and values of the agencies it acquires while introducing new technological solutions to benefit all parties involved.

The transaction was brokered by Adam Walker, with compliance handled by Trust Audit and legal requirements overseen by Dean Wilson.

“We are extremely proud of the reputation HC Lettings has built in Nottingham,” said Steven Holden, previously director of HC Lettings. “Partnering with Dwelly provides the best opportunity to accelerate the next chapter of growth, while preserving the values and standards that our clients have come to expect. The additional support, particularly through technology and innovation, will allow HC Lettings to deliver an even better experience for both landlords and tenants.”
