"Developers have time and time again proven themselves to be agile and adaptive in the face of tough and fast evolving market challenges"
- Terry Woodley - Shawbrook
Property developers are increasingly adopting advanced technology to maintain an advantage in a competitive market, according to new research from Shawbrook.
AI is among the technologies developers are integrating into their operations. It has driven significant development and innovation in recent years, and 59% of developers report already using AI to support their business. A similar proportion, 57%, plan to expand their use of AI in the future, and the same percentage agree that AI and technology will transform the way they sell and market developments.
The industry is also relying on broader technology to drive future growth. Around 60% of developers regularly track market trends to ensure their new developments meet both current and future demand, helping them stay ahead of competitors.
Shifting strategies in a changing market
In addition to technology adoption, developers are adjusting strategies to navigate an increasingly competitive environment. More than half (57%) have diversified their investments and projects to better handle economic uncertainty, while an equal proportion offer incentives to buyers, such as covering stamp duty, to secure deals.
Sustainability is also becoming a key focus. Nearly two-thirds (63%) of developers say sustainability is now a central consideration for both themselves and potential buyers.
Terry Woodley, managing director of development finance at Shawbrook, said: “Developers have time and time again proven themselves to be agile and adaptive in the face of tough and fast evolving market challenges. It’s no surprise to see developers increasingly making use of AI and wider technology, and shifting their priorities, to optimise business performance. This will, without doubt, only become more commonplace as everyone tries to get ahead of the curve and gain an edge on competitors.
“The Government's focus on housebuilding should also provide added impetus and present opportunities for new, sustainable projects for developers to capitalise on. Speaking to a specialist lender could unlock new possibilities for those looking to accelerate their plans and future-proof their business plans.”
