STB backs Vita Group with £13m for landmark Birmingham city-centre scheme

Secure Trust Bank Real Estate Finance has provided a £13m Birmingham development finance facility to Vita Group, backing a mixed-use scheme at The Goods Station that will deliver 990 homes, a 221-bed aparthotel and 720 student beds in the heart of the city.

Secure Trust Bank Real Estate Finance has provided a £13m loan facility to Vita Group, secured against part of The Goods Station, a cleared development site in central Birmingham with full planning consent for a large-scale mixed-use scheme.

The site sits at The Axis, 10 Holliday Street, 600 metres from Birmingham New Street Station, at the gateway between the city centre and the Westside district. It forms part of the wider regeneration vision set out under the Draft Central Birmingham Framework 2040. Vita purchased the site in 2023 and secured full planning consent in November 2025, with construction planned over the next three years.

The approved scheme includes 990 new homes across three residential blocks of 484, 384 and 122 units, a 221-bed aparthotel, a 720-bed purpose-built student accommodation block and one acre of public square and public realm.

Building heights will range up to 49 storeys, stepping down in an anticlockwise spiral to 10 storeys around a central public space, a design approach intended to maximise daylight and integration with surrounding buildings. A 4.5-metre level change across the site has been addressed through a series of landscaped terraces.

Structuring the facility required careful work given the complexity of the site, its phased disposal strategy and prevailing market conditions. A number of conditions were agreed to enable drawdown to proceed while ensuring appropriate risk mitigation, with drawdown completing six weeks after sanction.

Mike and the wider Secure Trust Bank team demonstrated a pragmatic approach throughout the process, working closely with us to navigate the scheme and the wider market conditions," said Peter Shipley, director of corporate finance at Vita Group.

"The Goods Station occupies a great position in the second city, with full planning consent in place for a high-quality mixed-use development. This facility allows us to continue progressing the group's strategy for the site."

Vita Group has delivered more than 11,000 student beds and 4,000 private rented sector homes across the UK and Spain over the past 14 years, with four further projects set to complete in 2026. The deal was supported by relationship support specialist Dinesh Masih, with legal advice from Shepherd & Wedderburn.
