Roma Finance has completed a £1.3m buy-to-let refinance facility in six days, delivering a fast turnaround on a complex dual-asset transaction after borrowers faced an imminent deadline to refinance an existing development exit loan and avoid significant penalty charges.
The facility covered two investment properties: an 11-bedroom multi-unit freehold block in Bedford, formerly a family-owned doctor's surgery converted into residential accommodation, and a detached single-family home let on an assured shorthold tenancy.
Once the borrowers' requirements were assessed alongside their asset-backed position, moderate leverage and clear refinance exit strategy, Roma moved quickly to progress the case. An automated valuation model supported the underwriting process, allowing the team to maintain momentum without compromising on diligence.
The case was introduced to senior business development manager George Tuffin, with underwriting led by Adam Evans. Working collaboratively throughout, the team helped the borrowers consolidate their borrowing across both assets under a new buy-to-let structure within the required timeframe.
