Case study: RAW Capital facilitates £429k loan to prevent property loss

RAW Capital Partners has issued a buy-to-let (BTL) mortgage to support an international borrower in exiting receivership and regaining control of their London property.

The Guernsey-based investment management firm, which provides tailored mortgage solutions through the RAW Mortgage Fund, specialises in working with foreign nationals, UK expats and Channel Islanders.

In this case, the borrower, a Chinese national serving as chief financial officer at a manufacturing business in China, owned a property located at Gauging Square, London, E1W 2AW. A lack of clear communication from the previous lender regarding interest rate changes had resulted in default and the appointment of receivers.

With the property at risk, the borrower sought urgent support. Their broker approached RAW Capital Partners due to its flexible and individualised approach to lending.

The firm carried out a full assessment of the borrower’s circumstances, working directly with the receivers and previous lender to structure a like-for-like refinance. The goal was to ensure an orderly exit from the previous arrangement, safeguarding the borrower’s interests and meeting the requirements of all parties involved.

Following detailed due diligence, RAW Capital Partners issued a £429,000 loan at 55% loan-to-value (LTV).
