Case study: Propp secures £900k funding for self-build project

The new home will measure approximately 4,000 sq ft and replace a 1940s prefabricated property.

Property investment specialists, Propp has announced that it has completed a £900,000 self-build funding solution, extending its recent activity in the high-value self-build market and following the completion of its largest Saffron self-build mortgage to date.

The funding supported the redevelopment of a 1940s prefabricated property set within 35 acres. The site will be transformed into a contemporary five-bedroom home of around 4,000 sq ft. Construction will use a modern timber frame with timber cladding, creating a long-term family residence designed to current building standards.

Peter Williams, CEO at Propp, said the project reflects the role of specialist lending in complex builds. “This case is a great example of how specialist self-build funding can unlock ambitious projects that don’t sit comfortably within traditional lending criteria,” said Williams. “From large plots to non-standard properties and phased funding requirements, this is exactly where Propp adds real value for clients.”

The client refinanced the property to release funds to begin construction. Saffron for Intermediaries then supported the build through staged drawdowns, providing structured funding aligned with each phase of development.

This approach allowed the project to progress without disruption while giving the client certainty over cash flow at key points in the build. It also reduced reliance on short-term finance solutions that can introduce timing pressures into construction schedules.

The funding package was designed with flexibility built in. It included the option to introduce additional capital at a later stage through a planned property sale, allowing the client to avoid fixed disposal deadlines and concentrate on delivering the project in line with its original design objectives.
