Case study: Hilco Real Estate Finance completes £6m facility for South East hotel refurbishment

Specialist bridging lender Hilco Real Estate Finance (HREF) has provided a £6m loan facility to GSE Property Group, a family-owned property business based in the South East. The loan is secured against the 92-bedroom Hythe Imperial Hotel & Spa.

The property includes the hotel itself along with a restaurant, bar, meeting rooms, a ballroom, a spa, and other leisure amenities.

Jamie Jolly, managing director at HREF, said, “The property is owned by a very experienced property group and a strong repeat borrower who we have now supported through several loans.” He added, “This loan allows the group to refinance the current lender and further enhance what is already the stand-out hotel and leisure facility in the region.”

A spokesperson for GSE Property Group noted, “We have transacted with the team at HREF on several occasions and see them as a much-valued lending partner.”

Savills carried out valuations for the transaction, while legal due diligence was provided by Clarion in Leeds. The enquiry was introduced to HREF by Chris Dailly, ceo of London Bridging Finance.

HREF was established in 2023 and offers flexible property finance across the UK and Ireland. It provides short-term bridging loans for growth, acquisitions, development exits, and refinancing, with loan sizes ranging from £3m to over £100m.

So far in 2025, HREF has delivered loans for student accommodation, hotels, serviced offices, and residential developments across several locations, including London, the South East, Leeds, Suffolk, Manchester, Newcastle, Worcester, and Waterford in Ireland.
