£900k refinance frees equity for Birmingham commercial landlord

A £900k commercial refinance has released equity from a Grade II listed office building in Birmingham's Jewellery Quarter to fund further acquisitions.

Mortimer Street Capital (MSC) has arranged a £900k commercial refinance of a landmark Grade II listed office building in Birmingham's Jewellery Quarter, enabling the client to release equity from an existing high street banking facility and fund the acquisition of a further investment property.

The property is a fully refurbished, multi-let office building on St Paul's Square, one of Birmingham's most established commercial locations. It includes:

  • Approximately 4,050 sq ft of space
  • Five floors of multi-let office accommodation
  • A prominent position within the Jewellery Quarter

Having increased the asset's value through refurbishment and active management, the client wanted to maximise the equity held within the building without selling it. The released capital will provide the deposit required for the next acquisition, allowing the client to continue expanding its property portfolio.

MSC worked closely with the client and lender to structure the commercial refinance at 65% loan-to-value, replacing the existing high street banking facility while releasing significant additional capital against the property's current market value.

"Releasing equity to fund future acquisitions is a familiar theme that we are seeing from owner-occupier commercial property investors, as they seek to take advantage of opportunities and expand their portfolios," said Justin Trowse, managing director at Mortimer Street Capital (pictured).

He added that the National Association of Commercial Finance Brokers (NACFB) reported a 25% year-on-year increase in SME lending via brokers earlier this year, reaching £33bn in 2025. "The increasingly complex needs of SMEs are driving more and more SMEs to appoint brokers to source the most appropriate finance solutions for them, as highlighted in this particular case."
