Iron Bridge London, a new property development business from the founder of mezzanine and equity funder Iron Bridge Finance, has launched, with construction already under way on its first scheme, a 44-home development in Angel with a GDV of £40m.
The scheme, Frederick's Row at 8 Frederick's Row, EC1V (pictured), sits between Angel and Islington. Construction has started, with completion scheduled for early 2028. Architecture practice Bureau de Change designed the apartments, which are individually designed and New York-inspired.
Iron Bridge London is now looking for further property development opportunities across London and the South-East. It is focusing on Zones 1 to 3 and sites valued between £1m and £20m, and can buy unconditionally or subject to planning. It will also consider joint ventures, development agreements and equity participation.
The move into property development follows more than a decade of financing and investing in real estate schemes across the UK. Iron Bridge Finance, set up in 2014, has since invested more than £330m of mezzanine and equity funding across more than 300 projects with a combined GDV above £2bn, including 83 equity investments.
Iron Bridge London pairs direct access to capital with in-house development expertise. The senior team includes:
- Edward Alexson, chief executive, a real estate finance professional
Oliver Pattni - Marc Delane, director of development, who has delivered schemes of £15m to £100m for clients including London boroughs and private equity investors
- Jonathan Werth, director of sales, who founded LIFE Residential and grew it to 13 global locations before its sale to Dexters
- Katerina Dionysopoulou, an architect and co-founder of Bureau de Change
Planning non-executives with experience of the London planning system also support the team.
