Specialist lender Black & White Bridging has completed more than £3m of refurbishment finance across two high-value residential projects in London, backing an experienced developer with a track record of delivering luxury homes in sought-after locations.

The funding supported the acquisition of two prime residential properties in North and East London. Each requires significant internal refurbishment before being transformed into high-specification homes designed to meet the ongoing demand for premium accommodation in the capital.

Both loans were structured to give the borrower the flexibility and certainty needed to move quickly while funding extensive refurbishment works.

The borrower is an established developer with a strong history of completing similar single-unit residential projects to an exceptional standard. Their experience, combined with a property portfolio valued at more than £4.4 million, gave the lender further confidence in the delivery strategy and exit for both schemes.

Broker Jordan Willis introduced the deal to relationship director Shahed Popat, and the properties, now nearing practical completion, are expected to sell within a nine-month period.

"It's great working with B&W, knowing I have Shahed at the end of a call or Agne to help out with some complex underwriting," said Jordan Willis, broker at JW Private Finance.

"The close working relationship here is what really stands out, and I look forward to working closely with them in the future. Hopefully, I can join B&W on some of their extracurricular activities, too. I like what they represent as a company by doing things differently."

"Prime refurbishment opportunities continue to present attractive prospects for experienced developers, but they require funding partners who understand both the asset and the business plan," said Shahed Popat, relationship director at Black & White Bridging.

"These transactions are a great example of how our team works alongside brokers and their borrowers to structure funding that enables ambitious refurbishment projects to move forward with confidence.

"Our approach is always centred around understanding the full story behind a case rather than simply assessing the numbers. By combining speed of execution with specialist expertise, we're able to provide solutions that help experienced developers get more out of high-quality residential assets," he added.

"As demand for premium housing across London continues to remain resilient, we remain committed to supporting experienced property professionals with flexible short-term finance designed around complex refurbishment and development opportunities."
