Brickflow has partnered with cash-buying platform Upstix to put property investment funding options against every listing on Upstix’s investor platform.

Buyers can search Brickflow’s panel of more than 160 lenders against a specific property, although the platform does not show them lender names. A Brickflow broker manages each deal from enquiry through to completion.

Upstix lets investors find below-market-value properties and buy them in weeks rather than months. For sellers, the company offers cash within 24 hours, no chain and a completion date of their choosing, and sellers typically accept around 80% of market value.

Upstix sets that trade-off against agent commission of around 2% and against the risk that an asking price does not hold up on the open market. UK sales routinely take months to complete, and some collapse before completion.

Upstix cannot buy every property it is offered with its own capital, so it markets many to investors on the homeowner’s behalf through its investor platform. It also uses the platform to resell properties it has bought itself.

Brickflow’s property investment funding comparison covers both routes, so investors get the same live funding search and broker-supported journey whether they are buying a property listed for another seller or one from Upstix’s own portfolio. Buyers no longer need to source finance separately once they find a property.

Buyers can compare rates and terms from more than 160 specialist lenders against a specific property before they make an offer. Each property carries an initial valuation from Upstix, which gives buyers and their broker a starting point for the property investment funding search. Every search also leaves an audit trail showing that the broker checked the wider market rather than a handful of familiar lenders before agreeing funding.

The deal continues Brickflow’s stated aim of partnering with other property platforms to widen the funding options available to investors.

“We hear the same story from investors all the time: they find a deal that stacks, and then spend the next six weeks watching someone else complete on it because they were still waiting on finance to come through,” said Frazer Campbell, chief revenue officer at Brickflow (pictured)

“That’s the moment manual loan sourcing costs people the most, not on a spreadsheet somewhere, but on the property they never got. Upstix has already taken that stress out of selling. We just wanted buyers to feel it too.”

“Once a seller works with Upstix, the traditional delays are taken out of the equation: the seller gets paid and isn’t left waiting on chains, finance, or anyone else,” said Fred Jones, chief executive at Upstix.

“Whether it is Upstix looking to sell a property or an investor wanting to move quickly to secure the best deal, no one has to wait weeks for the finance to come through. Brickflow speeds up exactly that stage, improving deal times.”
