Aspen introduces a semi-commercial product to its bridge-to-let range, offering up to 75% LTV for UK property investment.

Aspen has introduced a new semi-commercial product within its bridge-to-let range, expanding options for UK property investment with a five-year facility offering up to 75% loan-to-value.

The product combines an initial bridging phase with a longer-term serviced period. Rates begin at a fixed 0.79% per month for up to 24 months, followed by 6.94% per annum for a further one, two or three years.

Aspen will offer the product on loans up to £15m net. It can also be arranged using the lender’s no valuation process, alongside no searches and dual representation for legal work.

The wider bridge-to-let range includes:

  • Flat rates starting from 0.69%
  • Stepped rates from 0.35%
  • Serviced period rates from 6.89% per annum

Borrowers can access up to 80% LTV during the initial bridging phase, covering both refurbishment and development exit strategies.

The lender has structured the product to support both domestic and international borrowers. UK residents, foreign nationals and expats without a UK credit footprint can apply, with remote legal processes designed to speed up completion.

Aspen underwrites the loan in full at the outset. The structure uses a single facility letter and one initial valuation across both the bridging and term elements, which may reduce delays during execution.

The addition of a semi-commercial option reflects continued demand for flexible funding structures within UK property investment, particularly where mixed-use assets or transitional strategies are involved.
