Arc Legal Group has expanded its partnership with Markerstudy Distribution to provide landlord rent guarantee insurance to Swinton Insurance customers, launching ahead of the Renters' Rights Act taking effect on 1 May 2026.
The new product builds on a relationship between Arc Legal and Swinton that has been in place since 2010, extending the legal expenses cover already offered to residential property owner customers. Arc Legal, part of ANV, specialises in legal expenses insurance and assistance products.
The timing reflects growing demand for rental income protection among landlords. With Section 21 no-fault eviction notices abolished under the Renters' Rights Act, landlords face longer periods to pursue possession claims, increasing the risk of sustained rent defaults.
Arc Legal says its offering addresses that risk directly, supported by a specialist landlord claims team it describes as achieving market-leading eviction times.
