Alps launches new landlord protection product ahead of Renters' Rights Act

The policy offers up to £50,000 in legal costs for disputes such as eviction proceedings, rent arrears and tenancy breaches.

Alps has introduced an updated landlord legal expenses and rent protection product as the private rented sector prepares for major regulatory changes under the Renters’ Rights Act.

The managing general agent, which develops insurance add-ons, legal expenses cover and claims solutions for intermediaries, said the enhanced policy aims to help landlords manage legal costs and lost rental income linked to tenant disputes or breaches of tenancy agreements.

The revised cover arrives as reforms to the rental market approach. From 1 May 2026, the government will abolish Section 21 evictions, a move that shifts the balance of rights toward tenants and introduces stronger protections.

Alps said the changes are likely to create a more complex legal environment for landlords, particularly in cases involving unpaid rent, tenant disputes or property damage.

Landlords can purchase the product either as a standalone policy or as an add-on to an existing home insurance policy. The cover focuses on legal and financial support if disputes arise with tenants.

The policy includes financial protection across a range of legal scenarios. For example, it provides:

up to £50,000 to pursue legal action for breaches of tenancy agreements, eviction proceedings and rent arrears

up to £50,000 to pursue tenants for costs linked to property damage

up to £50,000 to pursue legal action relating to nuisance or trespass claims

up to £50,000 to pursue legal action to evict squatters or former tenants

up to £50,000 to defend civil or criminal prosecutions brought against landlords

up to £1,000 to cover court attendance expenses

free access to a 24/7 claims notification helpline

Alps said the update forms part of a wider effort to expand protection products as the rental sector adapts to the incoming legislation.

The company recently launched a Pet Damage Protection product. It developed that policy in response to new rules that strengthen tenants’ ability to request permission to keep pets, with landlords no longer able to automatically refuse those requests.

Together, the products form part of a broader set of insurance add-ons designed to help landlords manage risk under the new regulatory framework.

"As reforms under the Renters’ Rights Act reshape the private rented sector, landlords will face more complex and potentially longer dispute processes," said managing director Michelle O’Reilly. "Our enhanced Landlord Legal Expenses and Rent Protection product is designed to provide the specialist legal support and financial protection landlords need, while introducing more flexible pricing options that ensure cover remains accessible and aligned to rental values."
