Yorkshire leads growth in affordable homes for silver downsizers

The South East holds 22.5% of England’s available park homes.

New research from over-50s property specialist Regency Living shows Yorkshire has experienced the largest increase in affordable homes suitable for silver downsizers, although the South East continues to hold the most available stock.

Downsizers, mostly aged 50 and over, typically aim to sell larger family homes and move to smaller, more manageable properties. Affordability is a key factor since spending less on a new home allows them to unlock more equity from their sale, which can then support a comfortable retirement. This explains why many choose park homes, and detached properties that are affordable and often located in popular areas like coastal hotspots.

Regency Living analysed current park home listings and found that Yorkshire & Humber saw England’s biggest quarterly growth, with available stock rising by 13.1% since the first quarter of 2025.

Other regions with notable quarterly increases include the West Midlands (+11%), East of England (+9.8%), South West (+9.8%), North West (+8.4%), and South East (+6%).

Despite these rises, the South East remains England’s park home capital, accounting for 22.5% of all available stock. The South West follows with 19.4%, then the East of England (17.7%), North West (11.8%), and East Midlands (10%).
