Plan your BTL exit even before you invest

It’s vital to plan your exit from a buy to let as early as possible, even before you invest, according to a panel of experts who appear in the final episode of the Buy to Let Show.

The panel – featuring Vanessa Warwick, of Property Tribes, Sherrill George, of Chase de Vere, and Christina Dimitrov, of Direct Line for Business – all emphasise that buy to let is a long-term investment of 20-25 years and that planning how you will dispose of your asset after this time is as vital as choosing a property to purchase.  

The series of shows has been devised by Kate Faulkner, of Propertychecklists.co.uk, with the support of Direct Line for Business and covers all aspects of buying and letting a rental property, with vital information both for new and existing landlords.

In the last 25-minute episode of the series, focusing on exiting a buy to let, we learn that there isn’t a ‘one size fits all’ solution and property tax specialist Michael Wright, of RITA4Rent, discusses some different methods, including selling some or all of your properties and bequeathing your portfolio to your family.

Kate Faulkner, who offers her own insight in the first part of the show and leads the panel discussion, said: “In my experience, not everyone considers how they will exit from their buy to let investment, they focus more on the ‘deal’ they are going make. However, this is an essential part of your overall strategy. It’s vital to get it right and ask the right people for advice.”

How to Plan an Exit from Buy to Let is the sixth and final show in the series, with previous episodes considering the viability of buy to let as an investment, finance and insurance, choosing a property, health and safety, and rental problems.
