Graham Penny catalogue out for 60th Derby auction

Graham Penny Auctions, property auction house in the Midlands, has launched the catalogue for its 60th Derby auction.

The auction – taking place on Thursday 10th July at the iPro Stadium – features a catalogue of 59 varied lots including residential property, commercial property, land and others from across Derbyshire and the rest of the UK with guide prices starting from only £5,000 for a plot of land in Chesterfield through to £285,000 for a four bedroomed former flint mill in Stoke on Trent.

Graham Penny, auctioneer at Graham Penny Auctions, commented:

“We have some really exciting lots in this next catalogue, many of which have already attracted significant interest and viewings. What’s particularly interesting about the lots on offer is that like has attracted like; we have multiple properties on the same streets and a several unique properties which rarely come onto the market.”

Amongst the entries in the Thursday 10th July auction are: 30 Kitchener Avenue and 37 Kitchener Avenue in Derby. Both are three bedroomed properties with double glazing, central heating and requiring a scheme of upgrading and improvements. Number 30 has a guide price of 68,000+ and number 37 has a guide price of £52,000+.

There is also two properties on offer in Swadlincote Road in Woodville. 66 Swadlincote Road has a guide price of £58,000+ and is a two bedroomed traditional semi-detached property requiring cosmetic upgrading and improvement. The second property on Swadlincote Road is the former Bretby Pottery Site which covers 1.5 acres and has a guide price of £175,000+.

On Normanton Road there are four lots in the catalogue comprising 318 Normanton Road, a workshop with a guide price of £34,000+ and 316 Normanton Road, 320 Normanton Road and 322 Normanton Road, all retail premises with upper floor accommodation guided at £130,000+ each. Numbers 320 and 322 are vacant and 316 is subject to lease.

The catalogue also features several unusual and attractive propositions including the Flint Mill at Consall Forge, Wetley Rocks in Stoke on Trent, a sympathetically restored four bedroomed stone-built residence situated alongside the Cauldon Canal and enjoying a superb position within the Consall Nature Reserve. It has a guide price of £285,000+.

Halcyon Cottage at Duffield Bank has a guide price of £250,000+ and is a stone-built three bedroomed detached house with highly desirable and extensive views within 11.25 acres of land and is subject to a protected tenancy. Also in Duffield is 9 Nether Close, a single building plot with a guide price of £165,000+ and planning permission of the demolition of the existing bungalow and the construction of a four bedroomed detached residence.

Graham added:

“In March to May we sold 41 per cent of all the lots sold at property auctions in the East Midlands and during the same period our Derby auction centre secured a success rate of 82% - 4.3% above the East Midlands average. Reason enough that now is the time to buy at auction.”
