In its first two auctions of 2014, Graham Penny Auctions secured £10.9m in sales for its clients, achieved an average success rate of 84 per cent and topped £300m in total sales since the company opened its doors in the city in 2006.

Next week, on Thursday 22nd May, Graham Penny Auctions will hold its May auction at the iPro stadium where 44 varied lots including residential property, commercial property, land and others from across Derbyshire and the rest of the UK are set to go under the hammer.

Graham Penny commented: "I believe that auctions are a true barometer of the condition of the property market and from our busy auction rooms with internet, proxy, telephone and in-room bids coming in thick and fast you can tell the market is improving.

I’m sure our catalogue this month will continue to feed that market. We have a wide range of properties from family homes in Matlock, flats in Church Gresley and new builds in Alvaston to bungalows in Sawley, semi’s in Chaddesden and commercial units on the ring road.”

Included in the catalogue for the Thursday 22nd May auction are:

•    Hollin Royd, 88 Dale Road in Matlock – an extremely spacious four double bedroomed stone built town house arranged over three floors with period features and unrestricted on-road parking at rear. The guide price is £165,000+

•    Flat 15, Regent Court, Regent Street in Church Gresley – a superb investment one bedroomed first floor flat situated within a sought after development. The guide price is £58,000+

•    4 Tayberry Close in Alvaston – a superb residential investment three bedroomed semi-detached house with brick built garage let on an assured shorthold agreement. The guide price is £125,000+

•    96 Draycott Road in Sawley – a two bedroomed detached bungalow occupying a substantial plot with gardens to the front and rear. The guide price is £115,000+

•    56 Albert Road in Chaddesden – a two bedroomed semi-detached house with gas centrally heated and uPVC double glazed accommodation and potential off-road parking within front garden. The guide price is £58,000+

•    18 King Alfred Street in Derby – a freehold two storey terraced commercial property close to the new inner ringroad. Formerly a terraced house and now extended and providing extensive office, storage and workshop accommodation. The guide price is £45,000+

Any successful bidder will immediately exchange contracts in the auction room; securing the sale with a 10 per cent deposit and only a £750 buyers fee and will benefit from the security of a 21 day no-fallthrough completion period.

Graham added: ““The attraction of buying a property at auction is that it’s a straightforward, transparent and quick process. On the fall of the hammer, the sale is secure, contracts are exchanged and the sale is completed within a month. Then the new owner can start reaping the benefits of the addition to their property portfolio.”
