17th century farmhouse tops auction

A Grade 2 listed farmhouse is on the market for the first time in nearly 70 years and goes under the hammer at the Cheffins Eastern Counties Property Auction on 25 June in Cambridge.

Believed to date from the 17th century with later alterations, the historic timber framed property retains a number of original period features including exposed timbers, inglenook fireplace and period flooring, but requires complete renovation and refurbishment. The property is in a secluded rural location with gardens extending to approximately 1.12 acres, and includes a range of period outbuildings.  It has a guide price of £425,000 to £450,000.

This month’s auction is one of the largest ever conducted by Cheffins with 29 lots.  There are six more residential properties on offer plus a barn for conversion, development sites, fishing lake, commercial property and a wide range of plots of farmland.

In central Cambridge is a rare development site in Paradise Street, in the fashionable Kite area of the city between the Grafton Centre and Parker’s Piece.  Full planning permission has been granted for the construction of two stylish dwellings. The guide price is £275,000 - £300,000.

In the centre of Boxworth village is a brand-new five bedroom family house with 3,000 sq ft of high-specification accommodation, garaging and gardens, offered with a guide price of £625,000 - £650,000.

In Swavesey High Street, north of Cambridge, a mixed use commercial/residential property offers potential for conversion to a single large house or apartments subject to planning permission. It is a traditional brick built building, with an attached timber frame barn extension standing, in about a sixth of an acre.  At ground floor is a spacious showroom and office area and at first floor is a substantial four bed apartment.  It has a guide price of £375,000 - £400,000.

South of Cambridge, in the village Linton, is a detached two bedroom bungalow on a generous corner plot of a sixth of an acre. The property has structural issues but has potential to be refurbished and extended.  Its guide price is £200,000 - £225,000.

One of the more unusual properties being offered is a care home facility in the residential area of Sapley, near Huntingdon.  It has three interconnected bungalows providing 12 bedrooms with ancillary accommodation on total on a site of about 0.55 acres.
